The Courtyard Option

When you build at Cadence, you begin by selecting one of our seven spacious floorplans and then have the opportunity to review a thoughtfully compiled list of options and upgrades available to customize your home. Although the standard houses at Cadence are all well-equipped to begin with, there may be some areas where you choose to personalize your space and go beyond the base plan. One of these options could include the front elevation of your home; at Cadence you have the choice between a porch, which comes standard, a veranda, or an entry-way courtyard.

The most recent home that we've constructed on Lot 7 is the first house at Cadence to feature our unique courtyard entrance. Not only is this addition an attractive complement to your exterior facade, it's also a wonderful way to add more outdoor living space to your home. Constructed of Allan Block with exposed aggregate patio surface, this split-face courtyard block wall system in "Smoke" colour adds timeless beauty to your outdoor living environment. And by creating up to 120 additional square feet of bonus space, there's even more opportunity for you to enjoy the beautiful surroundings of Cadence at The Lakes!

New Transitional Tax Rules Announced

Great news for everyone who was uncertain about the tax situation here in BC; last week the Ministry of Finance finally announced their new transitional tax rules for housing. As of April 1, 2013, British Columbia will be returning to the PST and, starting April 1, 2012, the new transitional rules will come into effect. According to Finance Minister Kevin Falcon, the "new housing transition measures [will] give certainty to an important economic sector and help to keep taxes equitable throughout the transition as the province returns to the PST."

These new rules are especially beneficial for those wanting to buy a brand new home here in BC, as some of the more stringent rules from the old system of HST will now be relaxed. Specifically:


  • The new housing tax rebate threshold will be increased from $525,000 to $850,000, meaning more than 90 per cent of newly built homes (and all of the homes at Cadence) will now be eligible for a provincial HST rebate of up to $42,500 ($26,250 previously).




  • Purchasers of new secondary vacation or recreational homes outside the Greater Vancouver and Capital regional districts priced up to $850,000 will now be eligible to claim a provincial grant, which is excellent news for anyone wanting to buy a home at Cadence as a vacation property or seasonal residence (Cadence is perfect for those wanting a lock-and-leave lifestlye) as they will now qualify for the rebate.

Ignore the News: Why Right Now is a Good Time to Buy

Many people can't seem to shake all the speculation they heard in the 2011 news about the state of the economy and the ever looming threat of a recession. Unfortunately, it's fears such as these, which are often perpetuated and exacerbated by today's pervasive media, that can lead to people holding off on making major life decisions or financial commitments. Although it is always wise to proceed with caution in uncertain times, how long can a person actually put their life on hold? Is there really any benefit to all of this waiting?

Well, many of our purchasers at Cadence recognized that the current economic conditions were actually presenting them with opportunities, not barriers, and decided to make their move regardless of what they heard in the news. As they realized, buying a home in today's market isn't really as risky as one might think; in fact, there are actually many different and compelling reasons why now is the perfect time to buy. Here are some of the factors our residents took into consideration while making the decision to purchase at Cadence:

1) They were buying and selling in the same market. Forget what your house was once worth in 2006 - it's 2012 now and times have changed, but you'll still be able to get a great new house!

2) They were simply moving equity from a old home that no longer suited them into a beautiful new home that would enhance their lifestyle.

3) There would probably never be a time where the price difference between an old home and a new home would ever be lower.

4) With home prices as low as they are now, commissions are less, taxes are less, and costs for moving are also less.

5) Presently, with fewer people having confidence to move, there is less competition in the marketplace which means it's easier to negotiate what you want.

6) Once the market improves and there is an upward pressure on prices, new homes traditionally appreciate faster than used homes and the cost of moving will be higher.

Cadence Colour Schemes

When it comes to building a home and selecting the right colours for your new space, many people can become overwhelmed when faced with the wide range of styles and options available to them in today's marketplace. Other people can have a very distinct vision in their minds of what they want, but then get frustrated when the colour on the walls doesn't actually match the tiny little paint chip they got from the store. Well whether you fall into the former or the latter of these two categories, we here at Cadence at The Lakes have got you covered!

At Cadence, we have worked exclusively with interior designer Eileen Ritchie, of Eileen Ritchie Homes, to create three beautiful interior colour palettes and eight stunning exterior colour palettes for you to choose from. These specially created colour schemes were designed to complement the entire development, inside and out, and to help take the uncertainty out of planning your new home.
