Life's Good in Lake Country

It's no secret that we think Lake Country is a great place to live, but lately it seems like the word is really getting out there!  

Recently, the District of Lake Country received one of the coveted "5 Blooms" awards from BC Communities in Bloom, a program that "provides a framework for enhancing community liveability".  Based on criteria such as tidiness, environmental action, heritage conservation, urban forestry, landscape, and floral displays, Lake Country was able to score top marks this year, earning the acclaimed "5 Blooms" rating and smashing the previous record of "4 Blooms" in 2012 and "2 Blooms" in 2011.  "I was very pleased with the judges' acknowledgement of the 'above and beyond' effort of our Parks team in making Lake Country an extraordinary community," said Steve Schaffrick, Director of Community & Customer Services.     

In addition to its ongoing commitment to beautification and instilling civic pride, Lake Country has also invested in the community's long term sustainability.  The 2013 "Our Sustainable Lake Country" report, commissioned by the District, provides a comprehensive set of goals for the community to achieve with respect to economic, social, cultural, and environmental issues.  According to the report, "all of [our] efforts seek the same outcome: to deliver an exceptional quality of life for our current and future residents while living in harmony with the natural environment".

Although the impact of many of the sustainability initiatives won't be realized within the community right away, some good news has already filtered out from the report.  Unlike neighbouring Kelowna, which had the highest crime rate in Canada for 2012, "the crime rate in Lake Country is falling faster than the national average."  In fact, the study has found that over the last three years, "violent crime in the municipality fell 35%, and property crime dropped 43%".  When compared to the national average of 4% and 14%, respectively, you can tell that whatever they're doing in Lake Country to reduce crime is certainly working.

So when you take into account the enhanced liveability of the community and the exceptionally low crime rate, coupled with the fact that Lake Country has the lowest property tax rate in the valley and provides you with ample opportunities for recreation, shopping, and travel, it's no wonder that more and more people are starting to call Lake Country home.

Meet Our Newest Plan: the Dolciano

When we first began our project, Cadence at The Lakes offered customers six unique floor plans to choose from; however, over time, we have added to our original roster by developing an additional three new plans.  You asked and we listened!  That's right, by taking our clients' wants and needs into consideration, we have determined that many downsizers and empty-nesters are looking for a floor plan in the 1,250-1,450 sq ft range.  In fact, over 50% of visitors to our Show Home have indicated that this smaller range is their ideal home size.  As such, we have developed some great new floor plans like the Fresco (1,352 sq ft), the Marcato (1,400 sq ft), and now the Dolciano (1,397 sq ft) to make sure we have the right plan on hand to suit everyone's needs.

By replicating and scaling down one of our larger, more popular floor plans, the Adagio, we have created our newest plan: the Dolciano.  The Dolciano is both a stylish and dynamic home; it manages to maximize space, light, comfort, and functionality, all while fitting the 1,400 sq ft brief.  With an expansive, open concept living/dining area complete with 9 ft ceilings, the extra-large kitchen and living room cover the entire width of the home and provide you with easy access to your rear yard (perfect for those Okanagan nights of dining al fresco).  In addition, the Dolciano also comes with the option having either a linen closet within the main bathroom or a cheater door with access to the den/second bedroom.  And, on top of all the great features that come standard in a Cadence home, we have also included a convenient charging station for all of your electronic needs.  

To see what else we've packed into our wonderful new Dolciano home, be sure to visit us again in December when our next Show Home opens in Phase 2.  We have selected the Dolciano as our new display model and can't wait to show it off to you.  Otherwise, our current Adagio Show Home is available for viewing Thursday through Monday from 11am-4pm, Tuesday and Wednesday from 12pm-4pm, or after-hours by appointment.

Hardwood Floor Maintenance Tips

All homes at Cadence at The Lakes come equipped with a mix of hardwood, carpet, ceramic tile, and laminate flooring. Here are some handy tips from our flooring partners at Dannburg Interiors on how to maintain your hardwood floors:

•  Do not use water or water based products to damp mop your floors - water and wood do not mix!
•  Do not use water and vinegar to clean your floors - this combination will damage your wood floor.
•  Never let a water spill dry on your hardwood floor.
•  Do not use household dust treatments of any kind.
•  Sweep or vacuum your floor regularly with a soft surface cloth or soft vacuum attachment.
•  Clean your floor with a lightly dampened cloth using a recommended hardwood cleaning product, following the manufacturer's directions.
•  Clean only when necessary and clean only the soiled areas.
•  Do not allow anyone to walk on your floor with high heeled shoes - this will cause very noticeable indentations throughout the area walked on.
•  Felt protector pads should be used under all furniture legs. These protector pads also need to be replaced regularly, so be sure to check those under frequently moved furniture every four to six months.
•  The use of walk off mats at entry/exit doors is recommended.

So in order to prolong the life of your flooring and ensure you get maximum enjoyment from the beauty of your hardwood, we suggest you keep these few simple strategies in mind while cleaning your home. 2nd Annual Spring Parade of Homes at The Lakes


It's that time again!  Cadence at The Lakes invites you to join us at the upcoming 2nd Annual 'Spring Parade of Homes at The Lakes' event!

On Saturday, May 25th from 11:00am to 5:00pm come on down for a tour of 10 beautiful show homes and fun activities like beer and wine tastings, a BBQ, a photography exhibit, home improvement displays, a bouncy castle for the kids, cupcakes and other tasty refreshments.

You will have the opportunity to win great prizes like an economy class round-trip airfare from Vancouver to London on British Airways; a two-day getaway to The Cove Lakeside Resort; gift certificates from Mara Lumber/Irly Bird, Ace Building, Sears, and Rona; plus a variety of other fantastic items from local businesses. Each show home you visit gives you another entry into our draw!

Cadence at The Lakes is All Grown Up

Cadence at The Lakes is excited to announce that we are now the Okanagan's newest community offering Active Adult Living!

What does Active Adult Living mean?  It means each home will have at least one person over the age of 45 and the youngest residents must be over 19; however, it doesn't mean that we don't welcome children of all ages to visit - we love kids!

So why did we make this change?  Because we frequently hear from people visiting our showhome that they've already raised their families and are now ready to move to a neighbourhood with other people in the same stage of life as them.  They want to live near people who are close in age and share similar interests.  They want a quiet yard without any hockey nets, basketball hoops, trampolines, or skateboards.  They want to lounge by the pool with other adults.  They want a place where their grandchildren can come for a visit, and then go home with their parents.  So, in response, we've amended our bylaws and added an age restriction so that we can provide better enjoyment for the entire Cadence community.

Energy Efficiency at Cadence

Cadence at The Lakes is dedicated to providing our customers with environmentally friendly, energy efficient homes that are designed for comfort, yet are easy on the pocket book.  That's why we're proud to announce our involvement with two well-known national energy efficiency initiatives:  Natural Resources Canada's ENERGY STAR®  Builder Program and BCHydro's Power Smart New Home Program.

As a qualified ENERGY STAR Builder, Cadence has committed to building homes that maximize energy efficiency and promote better overall performance.  In addition to our geothermal ground source heat pumps, we spec the following ENERGY STAR certified products in all of our homes:  refrigerators, dishwashers, washing machines, windows, entry doors, sidelights, transoms, sliding glass doors, and compact fluorescent light bulbs, among other things.  According to Natural Resources Canada, "ENERGY STAR qualified new homes are designed to be approximately 25 percent more energy-efficient" and "reduce [greenhouse gas] emissions by approximately three tonnes per year" when compared to similar homes that are built to minimum building code requirements. 

In conjunction with the ENERGY STAR program, Cadence at The Lakes has also enrolled as a BCHydro Power Smart New Home Builder.  In order to qualify for the program, homes must be tested by a Certified Energy Advisor and score a rating of 80 or higher (out of 100) on the EnerGuide scale.  The EnerGuide Rating Service was developed by The Office of Energy Efficiency of Natural Resources Canada  and shows a standard measure of a home's energy  performance.   

To conduct the energy audits within our development, Cadence has partnered with Total Home Solutions Inc, an officially licensed home energy evaluator that operates across the country.  To date, our homes at Cadence have scored an average EnerGuide rating of 84.  According to Total Home, "for a brand new house, a rating of 80 or higher is excellent.  Relatively few houses achieve a rating of 80 or higher, and those that do represent the most energy-efficient houses on the market."  As you can see, anyone can claim that a house is energy efficient, but at Cadence, we have the ratings to back our claims up!          

Therefore, as a result of our involvement in both the ENERGY STAR and Power Smart New Homes programs, homeowners at Cadence can expect the following benefits:
