Things have come a long way for our little community! With only 6 new properties remaining in the entire development (out of 162 homesites in total), Cadence The Lakes is almost completely built out. If you haven't had a chance to visit, or it's been a while since you were on site, here is a video tour of our beautiful master-planned neighbourhood featuring the Adagio Show Home on Lot 108 (13271 Staccato Dr).
To see the remaining inventory, like our Show Home and several other move-in ready homes (plus one last home under construction), we are open for viewings Monday-Wednesday and Saturday-Sunday from 11am-4pm, or outside of these hours by appointment at 1.877.766.9077. Home Maintenance Tips for Summer
Although it may not feel like it yet, summer is officially here; however, given the current state of affairs, many of us will likely be sticking close to home these next few months instead of venturing abroad like usual. Whether you feel like being productive or not during this time is, of course, completely up to you (between BBQing, bike riding, and dips in the lake, we wouldn't blame you if you just wanted to kick back and relax). But, if you are planning on spending more time at your home this summer, you may want to consider tackling some routine seasonal maintenance items to keep your house running in optimal condition.
In another instalment of our 'Home Maintenance Tips' from National Home Warranty, we are covering the items that require your attention during the warmer months. Like usual, we suggest you keep your own personal safety and skill limitations in mind when performing these tasks, and consider hiring a professional when appropriate. Here is the list:
- Remove debris from gutters, eavestroughs, and down-pipes. Hose them out and ensure good drainage flow.
- Examine window and door seals and repair as necessary. This will cut down on energy costs for cooling.
- Examine and repair grout in bathrooms and tile floors to prevent moisture damage - materials' shrinkage may occur during the hot season.
- Inspect and lubricate garage door roller shafts (do not attempt to adjust door springs yourself - always call a technician).
- Lubricate locks on doors and windows with silicone spray.
- Check window screens and screen doors for tears if installed.
- Check the condition of concrete slabs and sidewalks and asphalt driveways - repair cracks as necessary.
- Make sure sprinklers and hoses are not directed against the outside of the house. (If you live in a strata community like Cadence, coordinate any necessary repairs or adjustments with your Community Manager so that they can be handled by the maintenance company).
- Make sure that plants and bushes do not grow up against the outside of the house as moisture may be trapped, causing damage. (Again, if you live in strata community like Cadence, an item like this will be handled by your landscape maintenance company).
- Check all landscaping and outdoor features to ensure good drainage away from the house, if the ground has settled or water is running back towards the house.
- Make sure all your drainage systems are working properly and that water drains away from your home. If it does not, take corrective action immediately.
- Check to ensure there are no insects or vermin getting into your home.
For more information on how to keep your home living its best life, please visit the National Home Warranty website. And, no matter what this summer happens to bring you, we wish you continued good health, happiness, and a liberal dose of Vitamin D once you're done your chores (should you choose to do them, that is).

Private Viewing Appointments Available
Despite the challenges we're all facing right now, Cadence at The Lakes is committed to completing our development while adhering to all government advisories and regulations put in place to keep our clients, staff, trades, and community safe.
As such, we are pleased to be offering private, physically distant viewing appointments of our homes while our Sales Studio remains closed to regular traffic.
Although we always love to see you in person, we understand the need to keep our distance at this time. That's why we're happy to offer private, contactless viewing appointments for our clients, with ample time in between visits and thorough cleaning. Personalized Zoom meetings are available as well.
And remember, if you need to relocate, now might be the perfect time to consider new construction (as opposed to resale). Our prices are extremely comparable to other used product on the market, and you will be the only family to occupy a clean and spacious brand new home. All paperwork for your transaction can be handled digitally.
In the meantime, if you're not able to make an appointment, please remember that we have a variety of great videos on our website that show what life at Cadence at The Lakes Adult Community is all about. We're also available to answer any questions you may have over the phone at 1.877.766.9077 or 250.863.3541 and are always happy to send additional information and photos via email.

Home Maintenance Tips for Spring
Now that the weather is warming up and we've all got a little bit more time on our hands, many of us are focusing our efforts on home improvement to keep busy. Dusting, decluttering, and window washing are some of the immediate spring cleaning chores that come to mind (and if you don't find these things a chore, then please share your ways with us), but there are many other routine home maintenance items that should be addressed during this time too.
In continuation of our 'Home Maintenance Tips' series, here are some routine maintenance items that should be tackled every spring (again, keeping your own personal safety and skill limitations in mind) courtesy of our friends at National Home Warranty:
For more detailed information and other handy home maintenance tips, please visit the National Home Warranty website.
In continuation of our 'Home Maintenance Tips' series, here are some routine maintenance items that should be tackled every spring (again, keeping your own personal safety and skill limitations in mind) courtesy of our friends at National Home Warranty:
- Clean and test all you smoke alarms (replace batteries, if needed).
- Test all GFCIs in bathrooms, kitchens, outside receptacles, and on the electrical panel.
- Change the furnace filters.
- Inspect the roof visually from the ground if possible (be safety conscious if you have to go on the roof, or hire a contractor).
- Clean gutters and down-pipes and make sure downspouts and splash pads drain away from walls and foundation.
- Inspect caulking inside and out and touch-up or replace where needed with approved products.
- Clean windows, window tracks, and make sure weep holes are not blocked (including sliding door tracks - lubricate openers and track rollers with silicone spray).

Home Maintenance Tips for Fall
Although the sun hasn't stopped shining in the Okanagan, cooler temperatures and longer days are upon us. For those of us who don't live in a maintenance free community like Cadence at The Lakes, that often means raking leaves, lots and lots of leaves. On top of that, there are a variety of other important seasonal home maintenance tasks that should be taken care of every fall, regardless of where you live. Keeping your own personal skill and safety limitations in mind, here are some items to put on your seasonal maintenance calendar according to our friends at National Home Warranty:
- Check windows and doors on the exterior for possible air or water leaks; make sure the weep holes are clear at the bottom on the outside.
- Inspect caulking around windows for cracks or separation from the window or building.
- Check the roof for loose shingles, tiles, or shakes. Make sure vents are in good condition and are not blocked with debris.
- If you have large trees or shrubs close to the home, make sure they are trimmed back to avoid branches damaging the exterior of the home, the shingles, or interfering with vents.
- Check for leaves and debris in gutters and eavestroughs and check for blockages at the down-pipe connections.
- Vacuum and clean out forced air registers (vents) and ductwork in your home.
- Turn your outside water outlets off and drain exterior faucets of water.
- Remove the hoses and any other attachments for the hosebib itself.
- Check all of the vents outside your home: the combustion vent intake, the dryer vent, and the range hood vent. Make sure they are all clear, functional, and the screens are clean.
- Check CO (Carbon Monoxide) detectors, if installed.
For more detailed information and other handy home maintenance tips, please visit the National Home Warranty website. And then, once you're done reading on the internet, get back out there and finish your raking (unless you live at Cadence, then you can do whatever you want)!

Okanagan Fruit: What To Do With Your Summer Bounty
Now that summer's in full swing, we hope you've had the opportunity to visit some of the markets we mentioned in our previous post. If not a farmer's market, perhaps you've been to one of the many fruit stands sprinkled throughout the valley, or maybe you just know someone with a backyard full of overflowing fruit trees? No matter how you acquired your delicious Okanagan bounty, you're probably wondering what to do with it all. Fortunately, there are many different ways to enjoy the spoils of the summer, this season and beyond:
When you live at Cadence at The Lakes Adult Community, the Okanagan's bounty is, literally, right outside your door. With several well-stocked fruit stands directly along the road to home, no matter which route you take, our residents always have access to everything that's fresh and in-season. This is especially convenient, as the kitchens at Cadence are spacious and well equipped, which means it's easy to enjoy that wonderful harvest all year long.
Get Your Bake (or Drink) On
This may seem obvious, but one of the best ways to get the most out of your extra fruit is by incorporating them into your favourite summer recipes. Grilled nectarines and melon, while unconventional, pair wonderfully with BBQ. A batch of blueberry and peach muffins is a great way to utilize multiple fruits for a satisfying snack, plus they can easily be frozen for enjoyment later on. You could also try freezing some strawberry and watermelon chunks, then blend and mix with sparkling water for a delicious and refreshing summer beverage. And finally, remember that fruit salad can be so much more than cantelope and honeydew melon. Jazz up those old standbys with some of your favourite berries and stone fruits, add squirt of lemon juice to keep the colours fresh, and top with whipped cream for a special treat. The culinary possibilities are endless if you're feeling creative (and have access to Google). Can & Jam
You may have memories of someone in your family standing in the kitchen, toiling over a boiling pot, surrounded by piles of fruit and stacks of jars. Well what's old is new again, and canning and jamming have certainly made a comeback. By turning our delicious local produce into jam, jellies, pickles, or spreads, our sandwiches and charcuterie boards just got that much better. And it doesn't have to cost a fortune either; a basic canning kit can start around $50, or you could try sourcing one second-hand from your local classifieds. Don't forget that homemade condiments make excellent gifts, so you can save yourself some money (and time) down the road by keeping a stash of your favourite creations on hand.Save It for Later
Besides canning and jamming, another great way to make your seasonal goodies last is by freezing or dehydrating them. In fact, you can even freeze your items first and then dehydrate them later! Not only are these both delicious ways to prepare convenient, healthy snacks on the go (think smoothies or fruit leather, for example), they are both excellent methods for preserving as much of the produce's natural nutritional value as possible while maintaining shelf life. Looking to add some extra fiber to your diet? Frozen and/or dehydrated food is great for that because you haven't lost any of the beneficial properties to standard industry processing practices. You also get bonus points for controlling the amount of added sugar that goes into your food. So it's a win, win, win, win situation overall!

New Off-Leash Dog Park Network in Lake Country
Love spending time outdoors with your furry friends? Or, perhaps, you love spending time outdoors without other people's furry friends? Either way, the District of Lake Country has been listening to you when they started developing a network of new off-leash dog parks and beaches throughout the community:
“Extensive community engagement identified the need to improve the way people with and without dogs share our parks and beaches,” said Greg Buchholz, Director of Infrastructure Services. “A proposed off-leash dog park network has been developed for the community with consideration to site suitability, sufficient parking, accessibility, neighbouring land uses and other potential park uses.”
This is exciting news for everyone who enjoys the ample recreation opportunities available in Lake Country, especially those with four-legged companions. In addition to the off-leash park and beach that were created during the development of the Pelmewash Parkway, the District has even more plans to expand their dog park network:
| WHERE | WHAT | WHEN |
|---|---|---|
| Oyama Boat Launch | Off-Leash Park | March - May 2019 |
| Okanagan Centre Rd West | Off-Leash Park | April - July 2019 |
| Okanagan Centre Shoreline North | Dog Beach | July - October 2019 |
| Okanagan Centre Shoreline South | Dog Beach | July - October 2019 |

Easy Winter Getaways from YLW
Dreaming of a winter escape? Like many Canadians in February and March, you might be. Although our beautiful country, and the Okanagan in particular, offer a vast array of amazing outdoor activities this time of year, a little hit of warmer weather is always welcome. So, where to go? With ten different airlines and over seventy flights leaving the Kelowna International Airport (YLW) daily, there are plenty of opportunities to get yourself some extra vitamin D this winter.
Phoenix, USA
Serviced by WestJet. It's no secret that Canadian Snowbirds love Arizona. Fly into Phoenix, the state's capital city, to enjoy plenty of warm weather and year-round sunshine. From there, you can explore other popular cities such as Sedona, Tuscon, Yuma, and Mesa. The Grand Canyon, naturally, is also a must-see, as well as Saguaro National Park.

Located along the coast of the Caribbean Sea in the Yucatán Peninsula, Cancún's soft sand and blue skies will wow you. Los Cabos, Mexico
Serviced by WestJet and Sunwing Airlines. When you think of Los Cabos, you usually think of Cabo San Lucas, an energetic city associated with family fun and spring break mania. The municipality of Los Cabos, however, also encompasses the neighbouring city of San José del Cabo, which has more of a relaxed, artistic vibe. Fortunately, the two cities are connected by a quick drive down a beautiful sea-side highway, which means it's easy to get the best of both worlds. Be sure to check out Land's End and 'El Arco' while you're visiting.

Allegro Lots are SOLD OUT!
As we move into the final stages of our development, inventory becomes limited. It's with mixed emotions that we announce we are now sold out of lots able to accommodate our Allegro floorplan (we're both excited and sad - it was our first true love, after all). That's right, our Allegro floorplan, the second most popular of all our plans, is no longer available; however, should you be looking for a home in the 1,200-1,400 sq ft range, you may want to consider moving into our Fresco model instead.
Based on our Allegro home, the Fresco has a similar, yet enhanced, layout. Boasting an additional 100 sq ft and a full second bathroom on the main floor, the Fresco offers all the same great features as our Allegro home but with a little more room to play. Open concept living, comfortable bedrooms, and ample closet space all add to the the appeal of this stylish yet functional house. Plus, with a footprint of 1,352 sq ft and an additional 1,338 sq ft of optional basement finishing, you get all the benefits of a much larger home but without the extra costs. As mentioned, inventory at Cadence at The Lakes Adult Community is becoming limited; in fact, our entire development is over 80% SOLD OUT! So if you have a particular home in mind for yourself, like the Fresco, give us a call at 1.877.766.9077 or stop by our Sales Studio which is open daily from 11am-4pm at 13075 Lake Hill Dr in beautiful Lake Country, BC.

Phase 5 Paving Underway
We are excited to announce that the paving for Phase 5 is now underway! It's very surreal to see the final roads of the development going in considering where we started all those years ago. To date, we now have 88 owner occupied homes (which is over 50% of the entire project), with new residents moving in weekly. We're so proud of our little "community within a community" and it has been a real joy to watch it grow and blossom over time.
